Driveways Built to La Vista's Standards

If you are looking for concrete contractors in La Vista, there is a good chance your driveway is as old as your neighborhood. La Vista was founded in 1959 as a planned community of 335 homes, and the first families moved in during January 1960. The name means the view, after the view of the Big Papio Creek basin southeast of the development. Many of those first-generation streets still have original or second-round driveways, and replacing them is a big part of our work here.

The city's driveway specification

La Vista is one of the few cities in the metro that spells out its driveway and approach rules in a single document, the Standard Specifications for Driveway Repairs and Replacements, Curb Cuts, and Driveway Approach Replacements. A permit is needed to replace a driveway or approach or to build a new one, through the Community Development Department. Before work starts, Public Works must be notified, and the Building Inspector or Public Works inspects the driveway and approach before any concrete is placed. Work done without a permit can be ordered removed.

The spec sets real numbers. The approach must be at least 6 inches thick, and any street section at least 8 inches or the existing pavement depth if that is greater. Concrete must be FL60 air-entrained mix rated at 3,500 psi at 28 days, and the city may ask to see the concrete tickets. A 1-inch expansion joint goes between the approach and the sidewalk, or between the sidewalk and the driveway, down to the soil subgrade. We follow those numbers on every La Vista job and keep the tickets.

Cold and heat rules

The spec also covers weather. When temperatures fall below 35 degrees or rise above 85, fresh concrete must be covered with an insulating blanket over polyethylene for at least 72 hours for FL60 mix. Street concrete cannot go on frozen subgrade. That matters in a Nebraska shoulder season, when a mild afternoon can turn into a hard overnight freeze. We watch the forecast, schedule pours for workable days and bring blankets when the numbers call for them.

Adding parking without breaking the sidewalk

Widening a driveway or adding a parking pad is common in La Vista, where the city allows larger boats, campers and trailers in residential yards only on paved driveways or other hard surfaces, with a seasonal exception for side and rear yards from October through April. The spec requires that driveway or pad additions be poured at a 45-degree angle from the back of the sidewalk, so tires do not break the walk's edge. We lay out widenings that way from the start and backfill and seed the disturbed ground behind the curb when we are done.

A compact, built-out city

La Vista covers about 3.28 square miles and is bordered by Omaha, Ralston, Papillion, Bellevue and Interstate 80. With little open land left, most of our work here is replacement rather than new construction. Common jobs include:

  • Driveway and approach replacement to the city spec, including curb cuts
  • Driveway widening and parking pads for trailers and extra vehicles
  • Patios and patio extensions behind ranch and split-level homes
  • Sidewalks, stoops and steps that have heaved or crumbled
  • Garage and shed slabs for detached structures

Before you dig

The city also reminds owners to call Diggers Hotline of Nebraska at 811 before excavation. We make that call before every job. To schedule an estimate, call (531) 217-5944.

How thick does a La Vista driveway approach have to be?

The city specification calls for an approach at least 6 inches thick, using FL60 air-entrained concrete rated at 3,500 psi at 28 days.
